Estate & Property Support Specialist
Reports to: Estate Manager
Location: Wolfeboro, NH
Status: Full-Time, Year-Round
Position Overview
We are seeking a reliable, versatile, and self-motivated individual to join a private estate in Wolfeboro, NH. This role provides year-round support for both interior and exterior upkeep, seasonal preparation, and special projects, ensuring the property is maintained to the highest standards.
The ideal candidate is trustworthy, adaptable, and takes pride in their work. They can work independently or as part of a collaborative team, have a positive “can-do” attitude, and are comfortable with a variety of responsibilities, from cleaning and pruning to fueling boats and preparing for guest arrivals.
This position is intended to be an extension of the Estate Manager, representing the estate’s values and standards at all times.
Key ResponsibilitiesGeneral Duties
- Assist the Estate Manager in daily, seasonal, and project-based property care.
- Perform a mix of interior and exterior work, including cleaning, light repairs, landscaping support, and seasonal set-up/breakdown.
- Handle property equipment, boats, and vehicles with care, including cleaning and basic maintenance.
- Care for and interact positively with dogs on the property.
- Maintain confidentiality and respect the privacy of principals and guests.
- Monitor property for issues and proactively address or report them.
- Support events, guest stays, and special requests.
- Coordinate and work with third-party vendors who service the property, as directed by the Estate Manager.
- Run errands for the family as needed, perform light housekeeping duties in between the weekly cleaning schedule and replenish interior household supplies.
- Maintain a safe, organized, and presentable property at all times.
- Collaborate with third-party service providers.
Seasonal Duties
Spring :
- Perform light housekeeping and cleaning as needed, including making/unmaking beds.
- Remove plow stakes and prepare snow equipment for storage.
- Assist with spring clean-up across the property.
- Bring out and clean deck and patio furniture; install cushions prior to principal’s arrival.
- Prepare boathouse and docks for boats and jet skis; install lifts.
- Turn on irrigation and hose bibs after frost risk passes.
- Clean gutters, exterior cameras, and outdoor fixtures.
- Edge and tidy flower beds; light pruning as needed.
- Keep estate vehicles detailed and clean.
- Complete recurring and non-recurring maintenance projects throughout the property, as needed.
Summer :
- Wash entry gate and exterior doors periodically.
- Maintain clear fence lines; cut back debris.
- Weed whack and string trim throughout property every 2–3 weeks.
- Check perimeter fencing for damage.
- Blow off driveways, docks, decks, patios, stairs, and street frontage as needed.
- Maintain and clean bug zappers.
- De-cobweb docks, boathouse, and exterior structures regularly.
- Clean patio furniture, lake steps, and ladders daily/bi-daily during guest stays.
- Maintain lake floats and ensure they are inflated and safe.
- Detail and organize boats and boathouse regularly.
- Light painting, repairs, and pressure washing as needed.
- Spray moss treatment where accessible.
- Perform light housekeeping and cleaning as needed, including making/unmaking beds.
- Light weeding, lawn restoration, and edging.
- Complete recurring and non-recurring maintenance projects throughout the property, as needed.
Fall :
- Install plow stakes and prepare property for winter.
- Clean and store all outdoor furniture, cushions, boating gear, and floats.
- Winterize irrigation, screened porch, hose bibs, and related systems.
- Remove TV and ice maker from screened porch.
- Blow acorns and debris from lawn and driveways.
- Organize and clean boathouse, garages, and exterior areas.
- Perform light housekeeping and cleaning as needed, including making/unmaking beds.
- Set up dock bubblers before freeze.
- Perform final gutter cleaning and camera lens cleaning.
- Complete recurring and non-recurring maintenance projects throughout the property, as needed.
Winter :
- Assist with snow removal (shoveling, snow blowing, possible roof snow removal).
- Protect specimen trees from heavy snow damage.
- Perform storm cleanup after major weather events.
- Organize garages, basements, attics, and utility spaces; light pest prevention.
- Maintain and service snow equipment, blowers, and power tools.
- Assist with holiday décor installation and removal.
- Perform light interior painting and repairs.
- Perform light housekeeping and cleaning as needed, including making/unmaking beds.
- Maintain vehicles (cleaning, detailing).
- Replace filters in ice makers and refrigerators.
- Complete recurring and non-recurring maintenance projects throughout the property, as needed.
This list is intended as a guide to the core duties of the position; however, the nature of estate operations means responsibilities will often extend beyond these examples. A willingness to take on tasks outside of the standard list is essential to success in this role.
Required Attributes
- Ideally live within a 30–45 minute drive to Wolfeboro, NH for year-round accessibility. Flexibility to stay on the property during weather events that create limited travel conditions.
- Valid driver’s license and reliable transportation required.
- Boating license (or willingness to obtain one) required.
- Must be comfortable working around and in the water, including docks, boats, strong swimming skills when necessary for maintenance or safety purposes
- Able to work independently with minimal supervision.
- Personable, approachable, and comfortable interacting with principals, guests, and vendors.
- Self-motivated with a strong work ethic and pride in craftsmanship.
- Flexible and adaptable to changing priorities.
- Willing to take direction from the Estate Manager and learn new skills.
- Comfortable with a wide range of tasks, responsibilities will continue to evolve over time, must possess and maintain a ‘no job too big or too small' attitude.
- Physically able to handle hands-on work in all seasons.
- Comfortable working around dogs and caring for them as needed.
- Observant and detail-oriented, able to anticipate needs before being asked.
- Problem solver - looks for solutions alongside reporting issues.
- Comfortable with occasional travel to assist at other properties, such as a Boston condo.
- 5–7 years of relevant hands-on experience in property, facility, landscaping, marine, or related work.
- Must be able to respond to after-hours or weekend calls when needed, including times when the Estate Manager is away or on vacation; flexibility is essential to this role.
- Ability to operate/drive the truck, lift, and plow as needed.
- Physically capable of performing demanding outdoor and indoor tasks in all seasons.
- Preferably seeking a energetic candidate comfortable with physically intensive work.
- Must pass a comprehensive background check and drug screening prior to employment .
- Smoking, alcohol & the use of illegal controlled substances; is not permitted on the property.

Compensation & Benefits
This is a full-time, hourly paid position. While the role typically averages around 40 hours per week, actual hours will vary depending on seasonal demands and estate needs. Overtime will be paid in accordance with federal and New Hampshire law. Flexibility is essential to this role.
Compensation Range: $25 – $35 / Hour, commensurate with experience.
Benefits: Employer pays 100% of benefit's cost for medical, dental, vision, disability and life insurance. 401k eligible after 6 months of employment including employer match. Paid holidays (10-12 days per year). 2 weeks of paid time off annually.
Mileage Reimbursement : Commuting mileage (to and from work) reimbursed at the current IRS rate.
